HS Logistics Fund plans Riyadh warehouse project

Hamad Mohammed Bin Saedan Real Estate Company and Bloom Investment Saudi Company are setting up a fund to develop warehouses in Riyadh.

The HS Logistics Fund is considering acquiring more than 130,000 square metres of land in the Saudi capital for dry and refrigerated warehouses.

The project is estimated to cost SAR325 million ($87 million). The fund plans to seek a private placement in November or December 2026, subject to approval by the Capital Market Authority.

Riyadh warehouse market

Saudi Arabia’s industrial and logistics real estate sector is experiencing tight occupancy across major markets as businesses prioritise regional risk mitigation, according to global consultancy JLL.

Occupancy levels exceeded 90 percent in Riyadh, Jeddah and the Dammam Metropolitan Area in the second quarter of 2026, JLL said.

The kingdom’s warehouse market is expected to reach $2.5 billion by 2034, growing at a compound annual rate of more than 8 percent from 2026 to 2034, according to research company Imarc.
